Pre Purchase Survey - a report to advise potential purchasers of a property including its condition, potential and any liabilities prior to purchase and following a detailed professional inspection.
Condition Surveys - establish the current condition of a building prior to any works being carried out on it or on an adjoining building prior to works or prior to entering into a lease with a tenant or to establish the extent of building defects such as dry rot or dampness.
Measured Surveys - to produce survey drawings of an existing property prior to carrying out design for a planning application or extension, refurbishment and reinstatement work.
Topographical Surveys - recording of land extents, features and levels for: boundary matters, sales or design of new development.
Defect Schedules – ‘snags’ are minor problems affecting a builder or seller. ‘Defects’ are items that affect the purchaser, the price they pay and the difficulties they may encounter in using or occupying a property. Accordingly, we prepare detailed defects schedules to assure purchasers' rights of all aspects on their intended acquisition following an in depth inspection.
Schedules of Dilapidations - establish ‘wants of repairs’ which have accrued and which require to be remedied under the terms of a lease by the landlord and /or the tenant.
Feasibility & Appraisal Studies - establish if a project can be appropriately configured in order to satisfy client aspiration and how best it might be undertaken including site evaluation, economy, gravitas, environmental issues, planning, buildability, logistical constraints and selection of consultants or teams.
Building Health, Diagnosis and Remedy - investigation and diagnose of defects in existing property resulting in recommendations of appropriate solutions for the building, its future and resources available, design, implementation and supervision of remedial works with monitoring of performance in use.
